Every residential project is different, but many of the questions clients ask us at the beginning are surprisingly consistent. Here are answers to some of the questions we hear most often about The ARTES Group, our services and the way we work.
What does The ARTES Group do?
The ARTES Group brings together development, design, owner’s representation, project management and construction through three specialized companies: ARTES Design Build, ARTES Interiors and ARTES Construction Group.
Clients may engage one ARTES company independently, select specific services from across the Group, or assemble an integrated ARTES team to guide a project from its earliest stages through construction and completion.
What types of projects does ARTES undertake?
Our work is focused primarily on high-end residential projects, including custom homes, significant renovations, residential developments and complex rebuilding projects.
Over more than three decades, our experience has spanned a wide range of project types and geographies—from condominium conversions and residential subdivisions to highly customized single-family residences with construction budgets reaching $30 million.
Do we need to use all three ARTES companies?
No. Our structure is intentionally flexible. Clients can engage an individual ARTES company for a specific discipline, use several ARTES services together, or bring the full resources of The ARTES Group to the project.
The team should be structured around the needs of the project—not the other way around.
Can ARTES work with our existing architect or design team?
Absolutely. We frequently collaborate with outside architects, engineers, landscape architects, consultants and other members of an owner’s professional team.
ARTES can supplement an existing team with interior design, preconstruction, owner’s representation, project management or construction services while respecting the roles and relationships already in place.
When should we bring ARTES into a project?
Ideally, as early as possible. Decisions made during property evaluation, programming and design can have significant implications for construction cost, schedule, permitting and constructability. Early involvement allows these considerations to inform the project before major decisions become difficult or expensive to change.
That said, ARTES can enter a project at virtually any stage when additional expertise or leadership is needed.
Can ARTES help us evaluate a property before we purchase it?
Yes. For clients considering a property for a custom home or residential development, early due diligence can identify opportunities and potential constraints before a significant investment is made.
Depending on the property and project, this may include preliminary evaluation of development potential, zoning and entitlement considerations, site conditions, anticipated construction complexity, consultant requirements, schedule and preliminary cost implications.
Does ARTES provide owner’s representation?
Yes. ARTES can represent the owner’s interests throughout design, preconstruction and construction—coordinating the professional team, monitoring budgets and schedules, assisting with bidding and procurement, and helping the owner navigate the many decisions required throughout the project.
Owner’s representation can be provided independently of our construction services.
Does ARTES provide construction-only services?
Yes. ARTES Construction Group provides preconstruction, general contracting and construction management services independently of ARTES’ development and interior design services.
We are equally comfortable constructing projects designed by ARTES or working from plans developed by an owner’s outside architect and design team.
Does ARTES provide interior-design-only services?
Yes. ARTES Interiors may be engaged independently for interior architecture, interior design, materials and finishes, custom cabinetry and millwork, furnishings, procurement and installation.
We also collaborate with outside architects and builders when ARTES is serving exclusively as the interior design team.
What is the difference between ARTES and a traditional design-build firm?
Traditional design-build typically places architecture and construction under a single contractual structure. The ARTES model is broader and more flexible.
Our experience spans development, design, owner’s representation, project management and construction, but clients are not required to use every discipline. We can lead an integrated project or work alongside an owner’s existing architect, consultants or contractor.
The objective is not to fit every project into one delivery model. It is to assemble the right expertise around the project.
How does ARTES develop and manage project budgets?
ARTES draws upon decades of proprietary construction cost data spanning a broad range of residential project types and geographic markets—from condominium conversions and residential subdivisions to highly customized luxury homes.
Our experience extends beyond advising clients. As developers and general partners in residential investment projects, we have been responsible for evaluating opportunities, establishing development budgets, managing capital and delivering projects against their financial objectives. That owner’s perspective has shaped our approach to cost planning from the earliest stages of a project through design, preconstruction and construction.
Rather than waiting for completed construction documents to determine what a project will cost, we use historical cost intelligence, current market data and progressively detailed estimating to establish realistic financial parameters early, test design decisions as they develop and track costs throughout project delivery.
The objective is not simply to create a budget. It is to make cost an informed and actively managed part of the project from beginning to end.
How does ARTES approach cost control?
One of the most effective ways to control construction costs is to resolve the project thoroughly before work begins in the field.
Incomplete or inconsistent construction documents can lead to conflicts, RFIs, change orders, delays and costly field decisions. For that reason, ARTES places extraordinary emphasis on preconstruction planning and the completeness and coordination of the plans before construction begins.
Depending on the project, our process includes detailed plan and conflict reviews, extensive use of BIM modeling and consultant coordination to identify discrepancies before they reach the field. We also undertake rigorous constructability review and value engineering throughout preconstruction—looking for opportunities to reduce cost, simplify execution and improve efficiency without compromising design intent or quality.
Once construction begins, that planning is reinforced through clearly defined scopes of work, competitive trade bidding, bid leveling, procurement planning, schedule management and ongoing cost reporting.
Our philosophy is simple: the least expensive problem to solve in the field is the one that was resolved before construction began.
Does ARTES provide national and international sourcing?
Yes. ARTES has developed an extensive network of manufacturers, fabricators, suppliers, trades and specialty resources throughout the United States and internationally.
We use that network strategically. Rather than limiting a project to resources available within the immediate local market, we evaluate where materials, products and specialized capabilities can be sourced most effectively based on quality, cost, lead time and the requirements of the design.
For the right scopes, national and international sourcing can provide access to superior craftsmanship and materials while also creating meaningful cost efficiencies. Our team evaluates those opportunities as part of the broader design, procurement and construction strategy so that sourcing decisions support both the aesthetic and financial objectives of the project.
Does ARTES handle permitting and consultant coordination?
Yes, when those services are part of our scope.
Depending on the project, ARTES can coordinate architects, engineers and specialty consultants; assist with entitlement and permitting processes; track agency reviews; and manage the flow of information required to move the project toward construction.
Where does The ARTES Group work?
The ARTES Group is based in Southern California, but our experience extends across the United States and our sourcing capabilities extend globally.
Over more than three decades, our residential design, construction and development experience has included projects in California, Utah, Chicago, Cambridge and throughout portions of the Southeast. Our development experience includes projects in Georgia and Tennessee, among other markets.
This geographic breadth—combined with experience across a wide range of residential project types—gives ARTES a broader perspective on construction methods, regional markets, costs, resources and development strategies than experience within a single market alone can provide.
For significant residential and development opportunities outside our primary Southern California market, we evaluate each project individually and assemble the appropriate combination of ARTES leadership, local professionals and resources from our national and international network.
Does ARTES work on wildfire and disaster-recovery projects?
Yes. ARTES has extensive experience helping homeowners navigate complex residential rebuilding projects, including projects following Southern California wildfires.
Our capabilities can include early planning, design coordination, insurance-related construction documentation, owner’s representation, permitting, preconstruction and construction.
Disaster recovery is an important area of expertise within ARTES, but it is one part of a much broader residential development, design and construction practice.
