We began as developers — condominium conversions in Boston and Chicago, then golf-course communities and award-winning luxury subdivisions in the Coachella Valley, and for the past decade ultra-luxury single-family homes in West Los Angeles and Park City. We understand pro formas, capital structures, exit timing and the discipline of building to a number. That experience is what we bring to private clients as well: every project is run as though our own capital were at risk.
It means the order of operations is different. Feasibility is settled before design begins. The team is assembled around the project, not the roster. Budgets are built in phases, each one tighter than the last, and design decisions are tested against cost before they’re locked. Value engineering is applied to protect design intent rather than erode it. And procurement is competitive, documented and leveled, so the number you approve is the number you get.
Yes. Many clients come to us for interior design alone, or for construction of a home already designed. Our companies are strongest working together, but each is a complete practice with its own clients, standards and track record. If a single engagement grows into something larger, the other companies are already aligned to your project.
Yes, and we do so regularly. The one requirement is that outside professionals commit to Building Information Modeling. BIM is central to how we work: it produces a fully coordinated, conflict-resolved plan set before ground breaks, which is where most cost and schedule overruns are prevented. If your architect shares that discipline, integration is straightforward. If you’re unsure, we’re glad to consult and advise on the best path.
In phases, because that is the only honest way to do it. A Pro Forma Budget before design uses market data and comparable builds to set a realistic range. A Construction Cost Allocation during design refines that range against the actual plans, materials and methods. A Schedule of Values after permitting locks the budget once selections are made and subcontractor bids are leveled. Each stage narrows the range; nothing is presented as certain before it is.
Clients who want financial clarity before committing to a full engagement can retain us for the Pro Forma Budget alone.
Every engagement is scoped to the project. Design and preconstruction services are typically fee-based; construction is contracted separately once plans, selections and leveled bids exist. Where we act as owner’s representative on a project built by others, our compensation is independent of the construction cost, so our advice is never shaped by what a change would earn us.
A high-end custom home in Los Angeles typically runs 20 to 36 months from planning to move-in, depending on design complexity, hillside conditions and jurisdiction. Permitting alone commonly takes 6 to 12 months. We hold long-standing relationships with local planning and building departments and manage permitting and expediting on our clients’ behalf, but no one can bypass the process, and we won’t tell you otherwise.
By making fewer of them, at the right time, with the information needed to decide well. Decades of custom work have shown us which milestones actually determine the outcome of a project. We sequence decisions to those milestones, present curated options with a recommendation, and use 3D walkthroughs so you can evaluate the consequential choices with certainty before anything is purchased or built. You stay in control of the outcome without being drawn into every detail of the process.
Our primary markets are West Los Angeles, from the Bird Streets to the beach, and Park City, Utah, with current rebuild work in Altadena. Our history in California extends to Newport Coast and Orange County, Palm Springs and Rancho Mirage. Beyond the West, we developed condominium conversions in Chicago and Cambridge, Massachusetts, and our work with institutional investors has included subdivision developments across the Midwest and Southeast. We evaluate projects outside our primary markets case by case, and our development experience means we can underwrite a new market rather than guess at it.

Yes. Our founders lost their own home in the 1993 Laguna Beach wildfires, and post-fire rebuilding has been part of our work since.
