This is how budgeting evolves:

STEP 1: AT THE BEGINNING

  • Pro Forma Budget (Pre-Design Planning): A high-level estimate based on expected cost per square foot for construction (bricks and sticks) and market data for similar projects. This also includes estimates for site costs, foundation, professional fees, and building department costs.  

STEP 2: AFTER DESIGN DEVELOPMENT

  • Construction Cost Allocation Budget (Design Development): Once architectural plans are developed and submitted for permitting, we refine the budget into a Construction Cost Allocation Budget. This phase provides more defined cost breakdowns based on the specific design, materials, and construction methods being planned.  

STEP 3: AFTER CONSTRUCTION DRAWINGS AND HOMEOWNER SELECTIONS

  • Schedule of Values (Final Costs, Post-Permitting): The final budget—the Schedule of Values—is developed after permitted plans are approved, all FF&E (Fixtures, Finishes & Equipment) selections are finalized, and subcontractor bids are received. This is when the full, detailed project cost is locked in.
